This modern villa is just a few minutes from Lake Bracciano, surrounded by a park-like garden of more than three hectares.
The villa is integrated harmoniously into the surroundings and corresponds to the typical Roman country house style of the 1990s, which combines a sleek and modern design with traditional elements and comfort. Traditional materials such as quarry stone, wood and terracotta were used and combined with big window surfaces, establishing a connection to nature outdoors and making its magic tangible. The house provides 250m² on three floors. The generous layout makes it suitable for large families or several acquainted couples, ensuring plenty of privacy. There are four bedrooms, of which two have double beds (160 x 190cm) and one has two single beds (80 x 200cm). On the lower floor there is a studio for two further people, with two sofa beds, so that a total of eight people can be accommodated. A supplementary bed for a child is available. There are two bathrooms, two living rooms, each with a fireplace, and a kitchen. All the rooms have heating (gas central heating). Free Internet access is available.
Outside there is an elegant pool (80 m²) with a lawn and sun loungers (from April to October). The villa has two big, adjoining terraces and a grill area, which is in front of the kitchen and dining room and is ideal for leisurely meals outdoors. Children will be delighted with the tree house, ensuring an unforgettable holiday. The site also comprises a big parking area, a laundry room, a little annex and a riding area.
The gardener lives in the building next door and he also takes care of the pool. He is happy to assist with any queries. The owners themselves are also contactable at any time.
The location of the holiday house is ideal for enjoying a relaxing holiday in a peaceful oasis. It is great for jogging, walking, cycling or riding. The accommodation is also a good starting point for a range of interesting trips, such as to Rome, the eternal city, or to Viterbo, the popes’ city. Both cities are 50 minutes away by train from Manziana or Bracciano. Lake Bracciano is nearby, as well as the exclusive golf clubs ‘The Oaks’ and ‘Olgiata’. It is about 20km to the Tyrrhenian Sea with its long sandy beaches. It is recommended to go on a trip to the excavation sites at Cerveteri and Tarquinia, or to the town of Orvieto 80km away. The owners can arrange beauty treatments, massages, manicures, hairdressing and shopping advice on request. Guests can also go on guided cycle tours and city tours in Rome (English or French).
